Land Availability Assessment

We carried out a comprehensive call for sites during the autumn of 2021 in order to refresh our existing Land Availability Assessment 2017

In response, we received 130 submissions promoting sites across most settlements as being available for a range of potential land uses. The sites submitted have been organised into 7 separate land use lists to reflect the land uses suggested by the site promoter. In some cases the site promoter put their site forward for more than one land use and as a result a site may appear on one or more of these lists.

In some cases the whole site area has been submitted for a potential land use, and in some cases only part of the site is intended for a particular use. However, at this stage the full site boundary is shown within each category, rather than any nominal sub-area.

Next Steps

The Council has committed to preparing non-statutory growth plans for the settlements of Shirebrook and Creswell in line with our newly adopted Local Development Scheme. Beyond these locations, the Council is not pursuing additional planned growth elsewhere in the District.

As a consequence, submitted sites in and around Shirebrook and Creswell will be assessed for their suitability and achievability before those elsewhere in the District.

Anyone wishing to promote a new site to the Council should fill in a Site Information Form  and attach a Site Plan and email this to This email address is being protected from spambots. You need JavaScript enabled to view it.

Finally, to discuss potential sites with Planning Officers, please contact the Council on either 01246 242203 or 01246 242292.
