This rent year (2024/25) there are 53 Mondays instead of the usual 52, this only happens every five to six years and as rent is due every Monday this will have an impact on your rent for the year.

What is a 53-week rent year?
We charge rent weekly on a Monday. Most years, there are 52 Mondays in a year meaning the rent is charged for 52-weeks, however, every five to six years there are 53-weeks. In 2024/2025 there are 53 Mondays, and rent will be charged from 1 April 2024 to 31 March 2025.
How can I calculate my rent payments?
If you pay weekly, you need to continue to pay the new weekly rent from 1 April 2024 for the 53-weeks of the year. If you pay monthly, you need to multiply your weekly rent by 53 and divide by 12.
For example: Weekly rent of £100 x 53 / 12 = £441.67 per calendar month.
What if I claim Universal Credit?
If you claim Universal Credit, the Department of Work and Pensions (DWP) calculate your monthly rent by multiplying the weekly rent by 52-weeks and dividing by 12-months. As there is an extra rent week in 2024/2025, you will need to cover the extra week’s amount either in one payment or by increasing your monthly payments. If you have an alternative payment arrangement in place and the DWP pay us directly, you will need to make up the shortfall yourself. If you pay by Direct Debit, we will automatically adjust your payments.
What if I claim Housing Benefit?
Housing Benefit will cover the 53-week rent year.
What if I pay by Direct Debit?
We will automatically update your Direct Debit with the correct calculation for the 2024/2025 rent year, this will be your rent multiplied by 53 and dividing by 12.
What if I pay by monthly standing order?
If you pay by standing order, then you will need to make an adjustment to your monthly payments based on your new rent multiplied by 53 and divided by 12. You will need to instruct your bank to update your standing order to reflect this.
