What are Tenant Satisfaction Measures?

From 1 April 2023, it has been a regulatory requirement that all social housing providers in England must collect data on Tenant Satisfaction Measures (TSMs). Annually we must submit performance results to the Regulator or Social Housing as well as publishing on the Councils website.

TSMs are designed to see how well landlords are performing in terms of:

  • keeping properties in a good state of repair
  • maintaining building safety
  • respectful and helpful engagement
  • effective handling of complaints
  • responsible neighbourhood management.

There are 22 Tenant Satisfaction Measures in total which include:

  • 12 Tenant Perception Measures (TPMs)
  • 10 Management Information measures (MI).

For tenant perception measures, landlords are required to survey a sample representative of their customer population.

The 2023/24 results

The Tenant Perception Survey for 2023/24 financial year targeted half of our tenants resulting in 608 responses (of which 547 were valid), giving a 25.2% return.

The 2024/2025 Survey

We will be launching the 2024/25 survey in the Summer, and we intend to send a survey to all tenants, either electronically or in the post.
